New Car Dealership Planned for Seminole County Following Rezoning Approval

Caitlyn Abgar from Planning and Development Services reported that the site is in the utility service area, connected to water and sewer, and has existing access onto Camp Road. The proposed C2 zoning was determined to be compatible with the surrounding area, which includes public utility sites and light manufacturing, aligning with the industrial future land use designation.
The Planning and Zoning Commission was advised to recommend that the Board of County Commissioners adopt the ordinance enacting the rezoning. The applicant, McGregor Love, agreed with the staff’s recommendation and clarified that car storage would be both inside and outside the dealership. The board unanimously approved the motion, which included findings that the rezoning request was consistent with the comprehensive plan and met applicable sections of the land development code.
The second major topic of discussion was the rezoning request for a proposed residential subdivision on Alfa Trail. The request involved changing the zoning from R1A single-family dwelling to R1 single-family dwelling to allow for three residential lots on approximately 1.14 acres. The property will maintain a level of service from A to C, depending on the direction and time of day, and will utilize an existing access point approved by the Florida Department of Transportation. The existing sidewalk along Alfa Trail means the developer is not required to construct additional sidewalks along the property’s frontage.
The proposed subdivision would have a density of approximately 2.63 dwelling units per acre, which aligns with the future land use designation of low-density residential. The R1 zoning district allows for high-density residential development without mandating open space. The lots fall within Seminole County’s potable water service area, with connections to the water system required, while connections to the sewer system remain optional. The adjacent Beasley Estates development, with similar lot sizes and widths, supports the proposed transition to R1 zoning.
During public comments, Sheila Lockheart from Novido raised concerns about the size of the proposed houses, questioning the adequacy of the land for construction. The applicant assured that the homes would range from 2,600 to 3,000 square feet, consistent with recent constructions in the area, and would not be smaller than 1,000 square feet. The board closed the public comment section without further input and unanimously approved the motion to recommend the rezoning ordinance to the Board of County Commissioners.
Concluding the meeting, there was a brief discussion regarding the scheduling of the upcoming July planning and zoning meeting. Due to concerns over maintaining a quorum, the possibility of rescheduling was considered, but the board decided to retain the original date of July 1st and confirm attendance via email.
