Other residents echoed concerns about potential drainage issues, emphasizing that increased impervious surfaces could exacerbate existing problems.

Ultimately, the variance request was withdrawn, and the board unanimously approved the special permit, concluding that the proposed changes aligned with neighborhood aesthetics and complied with existing conditions.
In another significant agenda item, the board addressed the application for a variance and special permit for a sunroom addition on Kingsway. The proposal involved constructing a sunroom that would encroach approximately 10 feet into the front setback. The architect emphasized the unique topography and layout challenges, arguing for the necessity of the variance. The board agreed, noting the substantial hardship the topography imposed on the applicant. Approval was granted on the condition that existing trees in the front setback remain to obscure the sunroom from view.
The meeting also included discussions on property modifications on Vine Street, where JMA Architects, on behalf of the Mastersons, sought a special permit to expand a second-floor bedroom and alter a non-conforming garage. The straightforward proposal aimed to provide additional space for the Mastersons’ teenagers and a woodworking shop. The board found no issues with the plan and approved the application, noting its harmony with the zoning bylaw’s intent.
