Acushnet Planning Board Approves Lot Modification for Former Animal Hospital Sale
- Meeting Overview:
The Acushnet Planning Board approved a plan to modify the lot boundaries for the property on Main Street, previously an animal hospital, to facilitate its sale. The owner, Liberio Soares, intends to sell the animal hospital property while retaining a portion of the land for himself. This modification involved transferring 15,046 square feet from the existing lot to create two conforming lots, aligning with the Business Village District zoning requirements.
John Romanelli from Zenith Land Surveyors presented the plan on behalf of Soares. He explained that the plan aimed to keep the animal hospital operational under new ownership while providing an easement for temporary parking access. The easement allows the animal hospital to use part of the current parking lot until they reconfigure it to fit within the modified lot boundaries. Soares is expected to provide a temporary easement in the deed, with a time frame for the new owners to adjust the parking arrangement.
During the discussion, it was noted that the current structures, including the animal hospital and a shed, conform to zoning setback requirements. A shed, partially on the new boundary line, will be relocated by Soares. The board members found the plan met all necessary zoning and planning requirements, leading to its approval.
