However, opponents, including local residents and representatives of neighborhood associations, raised concerns about the project’s scale and its compatibility with the surrounding residential neighborhood, which mostly features one- and two-story structures. Critics argue that the proposed nine-story building exceeds the area’s zoning allowances and fails to offer substantial public benefits. They contend that Crystal Academy, a private school with high tuition fees, does not constitute a public benefit under city codes. Additionally, residents voiced worries about increased traffic congestion and the adequacy of the project’s traffic study, which they claim does not account for current neighborhood dynamics.

Some residents expressed support for the development, emphasizing the importance of securing a new facility for Crystal Academy, which they argue is vital for the community and the families it serves. Others remained skeptical, questioning the project’s impact on local infrastructure and the preservation of green spaces.

In addition to the development debate, the meeting addressed several other topics. The city is considering a proposal to amend the charter to require voter approval before selling city-owned parks and recreational facilities. This measure aims to safeguard public assets, amid concerns about potential future mismanagement. The proposal has sparked discussions about the clarity of the legislation and the need to define terms such as “sale” and “recreational facilities” to prevent circumvention through leases or other transfers.

Another issue discussed was the proposal to streamline the permitting process for minor residential projects. This initiative seeks to expedite approvals for non-structural tasks, such as re-roofing, which could be critical during rainy months. The mayor expressed optimism about this change.

The commission also debated a resolution to establish an economic development partnership with Bal Harbour, aimed at promoting each municipality’s business districts. However, the proposal faced opposition from commissioners who questioned the allocation of resources to promote another municipality instead of focusing on Coral Gables’ own businesses.
