Discussions included whether the addition could be shifted to lessen the impact on setback requirements.
The conversation also addressed the difficulty in reading architectural plans, leading to confusion about existing and proposed dimensions. Clarification was required to ensure alignment with zoning laws. Stormwater management was another topic, with plans to improve drainage by upgrading roof leaders and directing runoff to a seepage pit, connected to a catch basin. The removal of beach trees was noted to aid in maintaining a municipal drainage easement. The council emphasized the need for clear plans and compliant alternatives.
Another major item on the agenda was the amendment approval for a construction project on Eastale Avenue. The project involved structural issues discovered during construction, specifically with the right-side setback, necessitating the demolition of existing walls for reinforcement. Approximately 60-70% of the house was dismantled, but the foundational elements and layout remained unchanged. The new walls would be built in the same location with reinforced materials, and the council found that the project would not worsen any previously granted relief. The amendment was unanimously approved after confirming compliance with municipal land use laws.
The council also reviewed applications for other properties, including a new basement project. Concerns were raised about lighting, underground piping, and the project’s impact on stormwater management. Specifics about wall lighting placement and utility connections were discussed. The council stressed the importance of clear communication on project developments.
