Allendale Land Use Board Approves Residential Additions After Public Support

The overall Gross Building Area was adjusted from 28.6% to 27.7%, with the second floor’s dimensions altered to achieve a stylistic blend with the neighborhood. Throughout the presentation, the applicant highlighted their efforts to comply with zoning requirements while maintaining the property’s aesthetic integrity.
The second major topic of the meeting concerned a two-story house project on Midwood Avenue. The architect and a professional planner provided insights into the design, emphasizing reduced height and scale to align with zoning standards. The architect noted the elimination of several variance requests, with increased setbacks and decreased coverage percentages. The planner explained that the existing house was a pre-existing nonconformity due to its construction before current zoning ordinances. The lot measured 9,000 square feet, notably smaller than the 20,000 square foot requirement for the neighborhood. The planner underscored that the requested side yard and rear yard variances were minor, with minimal impact on the overall property dimensions.
Public testimony was opened for the Midwood Avenue project, allowing neighbors to express their views. Two neighbors, identified as Ru Zang and Rona, voiced strong support for the application, citing the applicant’s responsible neighborhood conduct and the potential benefits of the addition for the community, especially for families with children. Zang emphasized the applicant’s positive influence since moving to the area and noted the potential for accommodating visiting family members. Rona echoed these sentiments, expressing enthusiasm for the proposed changes and their fit within the neighborhood.
Following public comments, the board discussed the application with positive remarks from members. A motion was made to approve the application, which passed unanimously.
In a separate agenda item, the board reviewed administrative tasks, including the approval of minutes from a prior meeting.
