Allendale Land Use Board Approves Senior Care Facility Expansion

During the meeting, architect Ryan McDermot described the planned changes, emphasizing that the addition will blend with the existing structure and maintain the facility’s aesthetic. The addition is a one-story extension with 22 bedrooms, featuring private bathrooms with showers in each room. The board raised questions about the potential for adding back beds in the assisted living facility if demand increases.
Public comments included concerns about the removal of trees and unauthorized access by workers at night, leading to garbage on the property. The architect committed to addressing these issues, including removing a ladder on the fence to prevent unauthorized access and creating a buffer between properties.
Another focus of the meeting was the proposed concession stand at Crestwood Lake. Tyler Yaro and Stephen Kuk presented the need to demolish and rebuild the existing structure for financial and practical reasons. The new stand will improve efficiency and congestion at the lake. Board members inquired about the building’s HVAC and roof color, with presenters agreeing to consider these aspects. The existing structure will be demolished after the lake season, with completion expected by 2025.
Additionally, the board examined an application from Mr. Ken Magro for driveway modification on Hillside Avenue. The purpose is to widen the driveway for easier car movement and to prevent backing out onto the avenue. The board approved the application subject to a 45-day open appeal period, advising the applicant to apply for permits and proceed at his own risk during this time.
The meeting also included discussions on proposed changes to the parking area and perimeter lighting of the senior care facility. Concerns about the impact of new LED lighting on neighboring residential areas were addressed, with the applicant explaining that the lights would have outside shields to prevent spillage. The board considered the brightness and impact on neighboring residents, with a focus on adjustable lighting and the height of shrubbery.
Questions were raised about the proposed relocation of dumpsters closer to residential areas and the impact on the turning radius of emergency vehicles within the enhanced parking area. The board also touched on potential light spillage onto nearby residential properties and the scheduling of the next meeting.
