In exchange, Avalon Bay agreed to a $500,000 financial settlement. This settlement not only benefited Allendale but attracted attention from Saddle River, which expressed interest in sharing the funds to address its infrastructure needs.
The board’s adept handling of these issues was supported by the hiring of a fair housing lawyer and conducting a hazard vulnerability study. This study played a critical role in guiding decisions regarding the downtown area, particularly as flood zones were redefined, affecting development potential. The influence of the Fair Share Housing Center was acknowledged, emphasizing the need for compliance with its directives and the challenges faced when proposing alternative development plans.
The board also discussed the potential acquisition of the Turner property on West Allendale.
