The Commission approved the special exception for outdoor storage, valid for two years with a potential one-year extension, subject to the director’s approval.
Subsequently, the site plans for Kelly Park Land Investments LLC were presented, detailing the creation of stormwater tracks, roads, and other infrastructure to facilitate the development’s expansion. The staff’s recommendation for approval was met with unanimous consensus from the Commission.
The plans for Mid Florida South Logistic Park were also discussed, which involve merging parcels to establish an industrial center aimed at warehouse distribution and light industrial purposes. The Development Review Committee (DRC) had recommended approval, and the Planning Commission echoed this sentiment, passing the motion to recommend approval unanimously.
An ordinance related to the transportation element, initially on the agenda, was withdrawn for future workshops, requiring no immediate action from the Commission.
A discussion ensued concerning the Floridian Town Center’s progress and the form base code modifications proposed by Wild Oaks. After extensive dialogue, it was noted that the initially proposed 54 changes were reduced to about 10 or 11 items following staff consultations with Wild Oaks. Certain commissioners voiced concerns over the necessity for such extensive alterations. Staff members defended the form-based code’s intent to foster innovative development, stating that the proposed modifications lacked adequate justification. Despite the contention, the Commission concluded that the proposed changes by Wild Oaks were overly ambitious and needed reevaluation.
