The site lacked off-street parking, and the current use of the property, which includes a tire shop, already posed challenges. Commissioners expressed apprehension about the impact of adding a new business on local traffic and parking availability. One commissioner noted that “adding another business to it” could worsen the area’s existing parking challenges, particularly with the tire shop nearby. The board also considered a planner’s report recommending lot consolidation to address encroachments, which was unfeasible as the applicants were tenants without the authority to consolidate the lots.

The council’s discussion also touched upon a building encroachment issue involving a vent on the side of a building, which some members argued should not be classified as an encroachment since both lots are owned by the same person. However, concerns were raised about potential complications if the lots were sold separately in the future, necessitating reconfigurations of existing structures, including chimneys and lights.

Additional scrutiny was directed at the property’s signage. Questions arose about whether existing signs had received proper permits, and discrepancies were noted between sign details on different plan sheets. The board emphasized the need for consistency in documentation, requesting clarification on these differences from the applicant.

Adil Aslam, representing the applicants, provided testimony on the application’s purpose, emphasizing the community demand for nearby food and pharmacy services. The plan included a small kitchen for hot sandwiches and a pharmacy to fill prescriptions, with free delivery offered to local residents. However, mixed opinions among commissioners persisted, with some viewing the proposal as beneficial for the community, while others focused on the potential negative impact on neighborhood parking and traffic.

After deliberation, the council moved to a closed session before returning to vote. The application was ultimately denied, with Commissioner Sis Galvin among those voting against it.

Beyond the denial of the deli and pharmacy proposal, the meeting also addressed other zoning-related matters. A letter from Mr. Chetchanini requested to carry matter Z-25-00005 concerning Boulevard 1224 LLC from a previous meeting to the current one, while another letter from Mr. Paul Weekes sought to adjourn matter Z-25-00006 regarding SRL Realty LLC until January 26, 2026. Both requests were approved without dissent.

Furthermore, the council adopted the zoning board of adjustments calendar for 2026, listing proposed dates for each month. This procedural matter was approved without opposition.
