- Meeting Overview:
The Belmar Housing Authority convened to discuss ongoing and upcoming projects, with the most notable topics including the nearing completion of elevator repairs and the steps toward the repair of the building’s brick facade. During the recent assembly, Executive Director Paul DeSantis reported that the elevator work would be finalized within the week, followed by the installation of fire and smoke alarms. The Authority also addressed the bidding process for the facade repairs, with plans to publish the bid notice in local newspapers to ensure wide coverage and to select a contractor within a 90-day window.
DeSantis detailed that the installation of smoke and fire detectors would be the final phase before the final inspection of the elevator system. The fire safety equipment is set to be placed outside each elevator door on all six floors, at the top of the shaft, and in the engine room. This measure aims to enhance residents’ safety and align with current fire regulations.
The upcoming facade repairs were also a key subject. The Authority met with engineers to finalize the specifications and has scheduled the publication of the bid notice for mid-February. The notice will be published in the Star-Ledger and the Asbury Park Press, giving contractors 30 days to respond and the Authority 60 days to award the contract. This repair is crucial due to ongoing issues with water infiltration, causing damage to the building’s interior.
A resolution, numbered 20246, was passed unanimously, authorizing the publication of the bid notice for the building facade repairs. This resolution is a step towards addressing the persistent water leakage that residents have been experiencing, which has led to interior damage and has been an ongoing repair issue.
During the meeting, other business included a review and approval of the bills, where Commissioner Lynch highlighted a cost-saving measure taken by questioning and removing a $20 fuel surcharge from a bill from Eat Town Appliance. The Board also responded to questions from the public regarding the scheduling and tracking of routine repairs, the prioritization of maintenance tasks, and the measures taken to improve the insulation of windows against drafts.
Additionally, Councilwoman Maria Messano provided an update on federal funding, indicating that the Housing Authority is awaiting the approval of a bill that could provide $657,000 for building repairs. Messano also shared resources for social services and food pantry access for the community.
The meeting concluded with the announcement of a public hearing on March 15th to discuss the five-year capital plan, which currently focuses on the facade repair but could be expanded if additional funding is secured.
