Concerns were also raised about parking and the potential precedent that such a variance could set for future developments. Despite the opposition, which included worries about increased congestion and diminished quality of life, the board ultimately approved the project without requiring building code relief.
The board also reviewed and approved a project on Wellington Street, which proposed converting a single-family home into a two-family dwelling with outdoor spaces, including a roof deck. The proposal met zoning requirements for a groundwater conservation overlay district and adhered to design standards for rear decks. Although community feedback was mixed, the board moved forward with approval.
In contrast, a proposal on Shamat faced rejection due to overwhelming community opposition. Residents and local associations cited concerns about construction noise, safety, and the impact on businesses. The Bay Village Neighborhood Association opposed the project, emphasizing that it nearly doubled the allowed floor area ratio and failed to meet variance criteria. The board denied the proposal without prejudice, urging the applicant to engage more effectively with the community.
