Another case involved the construction of a three-unit building at 94 to 94B Park. The applicant, James Greer, reduced the original six-unit design to three units following extensive community engagement. The project faced questions regarding parking and flooding concerns, with Greer assuring that stormwater management would meet state and federal laws. Public testimony included both support and opposition, with Frank Holmes, a direct abutter, expressing concerns about zoning compatibility and advocating for owner-occupancy conditions. The board showed interest in the parking plan’s footprint and its impact on green space, ultimately approving the project after the applicant committed to addressing landscaping and screening concerns.
The board also addressed a proposal for a two-attached townhouses development on Edge Mir Road, presented by attorney Francis Adams. The project was consistent with the city’s Imagine Boston 2030 initiative, promoting infill development in a multifamily residential subdistrict. Despite some abutter concerns about overbuilding and tree damage, the board approved the project, incorporating a design review proviso.
Additionally, the board reviewed a proposal for a mixed-use development at 1195 to 1199 North Dorchester Avenue. The project aimed to combine parcels and demolish an existing structure to build a three-story building with retail and office spaces. While the proposal faced zoning violations and traffic concerns, it received community support for meeting local office space needs. The board approved the project, emphasizing the importance of ongoing community dialogue.
On a separate note, the board considered an appeal regarding a cannabis establishment at 19 to 21 Milk Street. Despite an initial refusal letter from the Inspectional Services Department (ISD) citing buffer zone issues, the board determined that no variance was necessary, given the existing conditional use permit for the location. The appeal highlighted the establishment’s history as the first cannabis location in downtown Boston, operational since 2016.
