Brainerd City Council to Modify Redevelopment Agreement for Crescent Electric Lease
- Meeting Overview:
The Brainerd City Council has decided to modify a redevelopment agreement to accommodate Crescent Electric’s lease of a facility initially designated for automotive services. This decision follows the vacating of the Royal Tire facility by its previous occupant, necessitating a change from its original use to avoid defaulting on the terms of a tax increment financing (TIF) district agreement.
In June 2015, Brainerd entered into a redevelopment contract with DLP Investments for the property on Washington Street, which was set to operate as an automotive facility. However, the recent lease agreement with Crescent Electric did not meet the original automotive requirement, thereby causing a default in the contract terms. The council was presented with two options: terminate the contract and TIF note, or modify the redevelopment agreement to allow a different use for the facility. The decision to pursue the latter ensures the building will not remain empty and unutilized.
