In June 2015, Brainerd entered into a redevelopment contract with DLP Investments for the property on Washington Street, which was set to operate as an automotive facility. However, the recent lease agreement with Crescent Electric did not meet the original automotive requirement, thereby causing a default in the contract terms. The council was presented with two options: terminate the contract and TIF note, or modify the redevelopment agreement to allow a different use for the facility. The decision to pursue the latter ensures the building will not remain empty and unutilized.
