Another prominent topic was the concept plan for the Hollisk property, a residential development covering approximately 54 acres. The plan proposes a 207-lot subdivision featuring a mix of townhomes, detached single-family homes, and twin homes. Price points for these homes range from the high $300,000s to mid-$400,000s, with square footage between 1,500 and 2,500 square feet. The proposal aligns with Chaska’s comprehensive plan, which designates the area for mixed residential use.
Ensuring proper access is crucial, given the development’s proximity to the Southwest Community Park and school sites. Pedestrian safety, particularly for families and children crossing Savannah Way, was emphasized, with discussions suggesting measures like underpasses or roundabouts to enhance safety.
Utilities and stormwater management were also central concerns, with utilities expected to extend from Founders Path and down Savannah Way. Four stormwater ponds are planned to comply with city and county standards, requiring designated outlots for access. Additionally, the development must provide a minimum of 1,000 square feet of common open space per unit to satisfy city ordinances.
The commission discussed the importance of landscaping and noise mitigation, given the development’s proximity to Highway 212. A noise analysis is deemed necessary to ensure compliance with state standards, and the plan includes a five-foot berm for noise reduction. The commission also addressed the anti-monotony ordinance for detached single-family homes, with discussions about maintaining quality while adhering to standards.
