The property owners offered to let an area that had been maintained as a lawn grow wild. Commission members emphasized the need for clarity on the mitigation strategies proposed, including shrub plantings and the creation of a native planting meadow.
The commission also examined a request for an order of conditions for a property on Marsh View Road. The applicant’s representative informed the commission of modifications to the house based on a Zoning Board of Appeals review, leading to changes in grading. The hearing was continued until after the Zoning Board’s decision, with a follow-up meeting scheduled to ensure that the project would not proceed without review and discussion.
Another discussion revolved around a request for an order of conditions for a property on Shore Road, which involved the construction of elevated stairs over a Coastal Bank. The commission deliberated over the inclusion of lighting on the stairway and addressed issues with special condition numbering and the necessity of a “mo STP” reference. There were also debates about the width of the stairs, with some members advocating for a narrower width of three feet to align with standards, while others were concerned about compliance with ADA requirements.
A resident’s concerns about a proposed project on Crossman Farm Road brought to light the importance of adhering to conservation rules and regulations. She argued that the project could disrupt a critical wildlife corridor and negatively affect the natural habitat. The commission considered this feedback, discussing the square footage of the lot, the buffer zone, and the potential impact on wildlife. They agreed to reconvene at a later date to further review and potentially revise the plan.
In addition to these in-depth discussions, the commission addressed several extension requests for ongoing projects, allowing for continued growth of planting and restoration work. However, one such request was postponed to allow for further dialogue due to concerns raised. The meeting also saw the approval of a field change for a property on Bridge Street, where support structures were altered due to the steep slope of the site.
The discussion touched on the maintenance of the meadow through mowing and the potential combination of mitigation areas to create a larger contiguous space. Members considered the impact of tree removal for a new house construction and the placement of new trees to extend the contiguous connection with the meadow.
