The owners opted to expedite the rezoning process independently, despite the city’s offer to handle it later. The meeting clarified that the existing structure would be renovated rather than demolished, though any substantial changes would require further approvals.
The commission’s approval of the comprehensive plan amendment for a property on Central Avenue, changing its designation from mixed-use to commercial, was another essential step. With no public opposition during the hearing, the zoning map amendment was also approved, paving the way for the property’s transformation.
Beyond these specific zoning changes, the commission addressed a proposed amendment to section 3.15 of the Land Development Code. This amendment establishes a 10-foot setback requirement for front, rear, and side yards in the public facilities zoning district. The current allowance for zero setbacks had raised concerns among residents about proximity to new developments. By implementing this amendment, the commission aims to ensure future construction respects community boundaries, thereby alleviating apprehensions about encroachment.
The commission also discussed an extensive rezoning initiative targeting properties in the eucalyptus area and beyond. The proposal seeks to rezone various areas to the Central Business District at no cost to property owners, with the option to opt-out. Notifications will be sent out early next year, and a public meeting is planned for January to address any concerns. The commission anticipates potential delays if additional discussions are required, particularly for property owners with specific concerns. The process will involve sending notices, running advertisements in local newspapers, and holding multiple public meetings to ensure transparency and community involvement.
