Danvers Planning Board Approves Signage Waiver Amid Concerns Over Clarity

Lou George, a board member, disclosed his affiliation with the Danvers Historical Society, which does business with the Winchester Savings Bank, but assured impartiality in the decision-making process. Dave Rodriguez highlighted that the total signage limit is an aggregate measure for all signs at a business.
Concerns were also raised about existing window signs at the bank, leading to discussions about compliance with local regulations, which may limit the amount of window coverage allowed for signage. Board members noted that signage rules apply to existing window signs and discussed the possibility of compliance checks.
The board approved the signage waiver unanimously, with conditions that the sign must receive select board approval due to its overhang on a public way and be covered by an insurance policy naming the Town of Danvers as co-insured. The approval will lapse in three years if construction does not begin by then.
The meeting also addressed other agenda items, including a request for site plan review for a property on Hobart Street, submitted by AAM Danvers Residences LLC. This proposal involved modifications to a previously approved site plan for the Freight House property, linked to the adjacent Maple Square project. The applicant requested a continuance to the August 11 meeting, which was granted despite concerns about their absence.
Similarly, a continuance was granted for the mixed-use redevelopment proposal at 156 and Maple Street by Peter M. Ziggorski, Trustee of PMZ Realty Trust. This proposal included a mixed-use building with 18 residential units, townhouses with 12 residential units, and a single-family house. Although no representative was present, the board accepted a written request for continuance, noting ongoing communication between the applicant’s design team, peer reviewers, and town engineering staff.
During the meeting, Josh, possibly a staff member, provided insight into ongoing technical reviews related to the Maple Street project. He confirmed that previous continuances were linked to technical comments from the peer review process.
Other procedural matters included the approval of minutes from prior meetings on May 12, May 26, and June 9, 2026, all unanimously accepted. Josh also introduced a new site plan review for a property on Newbury Street, concerning a former Residence Inn converting to residential apartments.
