Delanco Council Greenlights Redevelopment, Discusses Data Centers and Parking Ordinance

Representatives from Lenar outlined their vision for the site, detailing plans for environmentally conscious design elements, including reduced impervious surface and increased landscaping to manage stormwater impacts. The homes, ranging in size from 1,950 to 2,278 square feet, would be priced in the mid-$400,000 range. Each unit would feature modern amenities like energy-efficient systems and electric vehicle charging provisions. The council assured residents of their involvement in the planning process, with multiple opportunities for public input as the plans move forward.
The redevelopment project did not come without concerns. Residents, including Harold Klinger, raised questions about the financial implications of the redevelopment, such as the purchase price of the property and the responsibility for road maintenance post-construction. Clarifications were provided that, typically, roads built to residential standards in New Jersey become public, a point reinforced during discussions.
Turning to legislative matters, the council considered an ordinance to designate data centers as a non-permitted use in all zoning areas of the township. This ordinance, introduced as a proactive measure, seeks to prevent the establishment of data centers, which are known for their substantial energy demands. Council members clarified that the ordinance aims to reinforce existing township positions rather than introduce new regulations. The public hearing for this ordinance is slated for July 13, 2026, allowing further community input. Despite some dissent regarding the lack of prior discussion, the ordinance was moved forward.
Parking regulations also featured prominently in the council’s discussions. A proposed amendment to shift parking restrictions on streets leading to Delaware Avenue was considered. Current rules prohibit parking from 9:00 PM to 8:00 AM, which poses inconveniences for residents wishing to enjoy early morning activities or for contractors starting work at 7:00 AM. The council discussed modifying these restrictions to allow parking earlier, potentially aligning with sunrise times, to accommodate community needs better.
In addition to these major topics, the council reviewed ongoing projects and community concerns. The planned infrastructure improvements on West Avenue were highlighted, with successful negotiations securing enhancements for both sides of the road. Updates were shared on various public works activities, including maintenance efforts and the completion of equipment installation at Babe Ruth Park. The council also noted progress on the Union Avenue boat ramp project and the forthcoming roof replacement for town hall.
The meeting included community engagement on several fronts. Correspondence from residents and public comments addressed issues ranging from garbage collection notifications to safety concerns at local retention basins. For Centennial Park, Harold Klinger requested a visual representation of development plans to improve public engagement, while Ray Weber and Tim Kishler brought forward safety and traffic concerns, prompting commitments from the council for follow-up actions.
