Delanco Town Council Faces Public Debate on Development
- Meeting Overview:
At the recent Delanco Town Council meeting, discussions over the potential development of the 401 Creek Road property captured public interest, with residents expressing varied opinions on how the township should proceed. The meeting also covered topics such as infrastructure maintenance, traffic safety, and a contentious decision regarding a performance bond for a local development project.
A major topic at the meeting was the future development of the 401 Creek Road property, recently acquired by the township. The property, situated between the Field of Dreams community park and an existing senior community, drew numerous comments from residents. A community member highlighted the site’s potential for a senior living community, emphasizing the importance of providing dignified and cost-effective housing for seniors who have been integral to the town’s history. This resident proposed partnering with a developer specializing in tax credit projects to create age-appropriate living spaces without overburdening the local budget.
Conversely, other residents raised concerns about the impact of developing the site for housing, particularly its implications for local emergency services and traffic. One resident underscored the strain new housing could place on these services, while another pointed to potential traffic congestion, advocating instead for the area to remain open space. There was also a suggestion to reserve a portion of the property for a “green burial ground,” which would provide eco-friendly burial options and serve as a community space.
The council members listened attentively to these varied perspectives.
The council meeting also addressed concerns regarding the bifurcation of a performance bond for a development project by Dr. Horton at the Crossings at Delanco facility. A representative from a local Homeowners Association expressed concerns about the developer’s accountability, emphasizing that progress had been slow. The council discussed ensuring that all required work was completed by the developer before any funds were released, expressing skepticism about the developer’s pace and a determination not to release the bond until obligations were met.
Traffic safety was another prominent issue, particularly in the Newton’s Landing area. Residents voiced concerns about visibility at intersections, noting that trees on private property were obstructing sightlines. A resident suggested various low-cost measures to improve road safety, such as changing traffic sign colors for better visibility and adjusting speed limits. Council members acknowledged legal constraints regarding traffic sign regulations but agreed to inspect the area for potential improvements. The council considered commissioning an engineering review to assess solutions for enhancing safety at critical intersections.
In addition to development and traffic concerns, the meeting addressed maintenance issues. A resident on Buttonwood Street raised the need for more frequent street cleaning, particularly on Burlington Avenue, which accumulates debris from sycamore trees. The council clarified that Burlington Avenue is a county road and cleaned by the county, although additional cleaning may be scheduled if necessary.
The meeting also touched on appeals concerning shade tree decisions. Two properties were under review due to issues with tree roots affecting utility infrastructure and sidewalk safety. The council deliberated on the merits of removing specific trees, with a focus on ensuring public safety while considering the responsibilities of homeowners.
