Dilworth City Council Supports Rezoning for Twin Homes Amid Public Safety Concerns

Furthermore, a privacy fence is proposed along the property line to provide screening between the new homes and neighboring properties. The sanitation department confirmed that the design allows for routine refuse collection without needing a communal dumpster.
During the public hearing on the matter, no speakers presented arguments for or against the application. However, the planning commission had previously engaged in discussions about the development, noting that the proposal aligned with the city’s comprehensive plans and previous decisions. Concerns regarding the maintenance of fences within the development were raised, with questions about whether the homeowners’ association or the city would bear responsibility. It was clarified that existing ordinances govern fence standards, and the city generally does not oversee such matters.
A motion was made to recommend the rezoning of the parcel to R-3 Residential, which passed unanimously. The council also approved the PUD application, which included stipulations for the installation of a privacy fence and a new fire hydrant, subject to approval from the fire chief.
The meeting also addressed other development and zoning issues, including a proposal to zone a property in the southeast corner of a designated section as MU2 Rail mixed use. This zoning aligns with the future land use map, and the council moved to draft an ordinance to establish this designation. As with the earlier discussion, no public comments were made in favor or against this proposal.
Attention shifted to infrastructure updates, particularly the ongoing developments along Highway 10. The council anticipated a public hearing and municipal consent related to the highway’s design, which will feature roundabouts and other enhancements.
