- Meeting Overview:
In a recent meeting, the Doral City Council approved development projects, including the Smart Stop self-storage facility expansion and the designation of the Lithia Motors property as a green reuse area under the Florida Brownfield Redevelopment Act.
A presentation on the Smart Stop site plan modification for expansion detailed the construction of a new three-story building and an additional one-story building. The expansion was designed to include drive-up units and covered RV and boat storage, with public art to adorn the smaller structure. The plan, which met the city’s code standards, was recommended for approval by the staff despite concerns regarding pedestrian access due to the absence of sidewalks on Northwest 33rd Street. The presence of mature trees was cited as a practical impediment to sidewalk installation. After a thorough discussion, the council approved the Smart Stop site plan modification.
The council also turned its attention to the Lithia Motors property on Northwest 13th Street, addressing its past as an unpermitted dump that resulted in soil and groundwater contamination. The proposed redevelopment included a Subaru dealership and service center, expected to create at least 50 full-time jobs. By designating the property as a Brownfield area, the council aimed to use state incentives for cleanup and redevelopment, which was favorably received and approved during the meeting.
The Doral Marketplace retail center was another focal point of the meeting. The council considered a resolution regarding parking space variances, which prompted a presentation by the applicant. The development plan featured pedestrian amenities and landscaping, aligning with the city’s master plan. The council showed appreciation for the project’s potential community benefits.
Public comments at the meeting included an individual’s endorsement of a different development project on 107th and 41st and their request for workshop transcripts to aid the council’s decision-making. Environmental concerns were also mentioned, such as the use of plastic bottles and the suggestion to support a local bottling company.
