In a recent Dunedin City Commission meeting, the commission granted approval for a major mixed-use development project on Causeway Boulevard, a property that has been vacant since 2005. This development includes residential units, a winery, and a hotel annex. Alongside this, the commission tackled several other issues, such as parking regulations for large vehicles, stormwater utility, and residential project design reviews.
The mixed-use development proposal, which had gone through extensive prior hearings and revisions, was a focal point of the meeting. The project promises to bring new life to the vacant lot with its four-building complex. Addressing past concerns, the applicant revised the plan to include 66 parking spaces, surpassing the required 30, and removed the entrance and exit curb cut onto Causeway Boulevard to redirect traffic to Gary Circle. The project, having been reviewed and recommended by the Development Review Committee, the Architectural Review Committee, and the local Planning Commission, was found to be compatible with existing structures in the vicinity in terms of height and density.
Public input raised concerns about storm water management and increased traffic on Gary Circle, a residential street. The developer explained the incorporation of an underground vault for storm water retention and reassured that the county had reviewed and approved the traffic proposal. The commission approved the project, with members being satisfied with the developer’s response to concerns and the potential community benefits.
Another item was the first reading of ordinance 24-14, which addresses the growing issue of larger vehicles parking on residential streets. The ordinance intends to prohibit vehicles over 22 feet in length or 8 feet in width from parking on residential streets unless loading or unloading. This measure, unanimously approved by the Land Planning Agency (LPA), received the commission’s support with members highlighting the resolution’s role in alleviating parking difficulties and upholding the area’s aesthetic value.
The discussion also extended to a multifamily residential project, which proposed the construction of eight townhomes on a 1.22-acre site, requiring the demolition of an existing duplex and storage building. Concerns about alleyway encroachment and maintenance were addressed with the proposal of a vinyl fence, and inquiries about the entrance’s impact on traffic were clarified. The project received approval from the Development Review Committee and the Architecture Review Committee and was found to be in compliance with the land development code, ultimately earning the commission’s approval.
Additionally, the commission approved the second reading of ordinance 24-15, pertaining to stormwater utility. This ordinance outlines changes in the stormwater fees over the next few years.
Finally, the commission unanimously approved an involuntary annexation land use plan amendment and zoning district designation for a property on Brady Drive, resulting in the property’s annexation into the city under the residential low future land use and agricultural residential zoning. Furthermore, resolution 24-11, which established a maximum millage rate of 4.1345 mills, was also unanimously approved, and the proposed agenda for the next meeting on July 25th was accepted without modifications.
