- Meeting Overview:
The East Longmeadow Pool Building Committee convened to discuss advancements in the pool project, including reaching the 60% construction document milestone and reaffirming the budget stability. These developments are crucial as they move closer to the project’s substantial completion date set for July 2026, coinciding with the high school’s opening.
During the meeting, Ben presented a detailed update on the project’s status. The construction documents have reached 60% completion. Ben also shared the overall project schedule, noting that site work initiated by Fontaine, the contractor, had begun to alter the landscape, with utility relocations, contractor parking arrangements, site fencing, and erosion control measures currently being executed.
The cost estimating process was another focal point of the discussion. Ben revealed that the initial construction cost estimate during the schematic design phase was $13,997,533.32, and after a reconciliation process, the updated estimate stands at $13,995,104. This minor fluctuation underscores the budget’s stability, which is currently set at $16,795,536. Optimism was expressed regarding this stability as they approach the bid day, with the next budget review scheduled upon completion of the 90% construction documents.
Attention then shifted to the design updates. An updated site plan was presented, emphasizing the coordination between the pool and school projects to ensure compliance with safety regulations concerning entrances and exits. The design team worked to integrate mechanical and structural systems into the architectural design, with a particular focus on acoustic treatments to manage the noise levels typical of pool environments.
Specific inquiries were made regarding the interior design, including locker room materials and visual monitoring capabilities from the pool office. Notably, there was a confirmation of the integration of a building automation system between the pool facility and the school, allowing certain elements to be controlled from the school office while others would be managed directly within the pool office.
Seating capacity also emerged as a significant topic. The pool facilities will accommodate approximately 235 seats in the main bleachers, with an additional 36 seats on the opposite side of the pool. This capacity was deemed insufficient for large dual meets where multiple teams could exceed 200 swimmers, prompting considerations for overflow space in nearby facilities.
The building’s design elements were thoroughly discussed, with an emphasis on unifying the architectural expression to reflect its role as a community resource. The importance of daylighting within the building was highlighted, particularly the north-facing windows designed to allow passive light. Exterior design updates included the introduction of translucent glazing to enhance interior daylighting, providing even light distribution inside the natatorium. The materials used in the facade, such as the masonry work, were discussed for their role in creating a cohesive appearance with the existing high school, drawing visual connections to local elements like the Redstone quarries.
An entry vestibule described as “very glassy” and transparent will allow significant daylight to flood the space, with hovering canopies providing shelter. The logistics of access and egress from the building were clarified.
Danielle provided an update on the construction status, noting that bids had been received for steel, concrete, and site work contractors. Scope reviews are being conducted to align the work of the contractors.
The timeline for the project was confirmed, with the substantial completion date for both the pool and the high school set for July 2026. It was suggested that further meetings would be organized to update stakeholders once the design documents reach 90% completion.
Inquiries were also raised regarding the sound system and scoreboard locations, emphasizing the importance of seating arrangements and storage. Efforts are being made to incorporate custom seating with built-in storage for swimmers’ belongings, despite constraints related to access doors. The importance of effective lighting to avoid dark spots in the pool area was underscored, with plans to review photometric data at the 90% design stage.
