Another development discussed was Verizon Wireless’s application for a use variance and other deviations to enhance the network’s reliability by adding antennas and equipment to an existing tower on Woodbridge Avenue. The applicant illustrated the necessity of the proposed enhancements to improve broadband service and coverage in a substantial portion of Edison Township.
The board reviewed technical evidence, including RF emissions analysis and compliance with FCC exposure limits, presented by expert witnesses. Plans for the site included a fenced compound, equipment cabinets, and a no-additional-parking or driveways policy due to remote monitoring and infrequent technician visits. The applicant’s professional planner argued that the installation met the criteria for a D1 use variance and would promote the general welfare through better telecommunication services without significant impacts such as noise or glare.
Residential variance applications were also deliberated, including requests for home additions to accommodate growing families and lifestyle changes. Each application was considered on its merits, with the board approving the requests after ensuring they were not detrimental to the neighborhood and complied with setback requirements.
In addition, the board gave the green light to Route 27 Edison Chicken LLC for renovating the former Pizza Hut location into a Popeye’s Louisiana Kitchen. The application covered a comprehensive site plan, including the addition of a drive-thru, parking improvements, and signage variances. Operational details such as hours, employee shifts, and waste disposal were discussed, with the applicant addressing the board’s questions and complying with the recommendations from the board engineer and other professionals.
