The redevelopment project also includes plans to replace outdated underground gas tanks with state-of-the-art, double-wall fiberglass tanks to enhance safety. The new design proposes a reduction in impervious surfaces by approximately 5%, with additional landscaping to improve the site’s aesthetic and environmental impact. The applicant’s representatives assured the board of compliance with modern stormwater management practices and local regulations.
Despite these proposed enhancements, the project faced scrutiny over its nonconformance with existing zoning regulations, particularly the proposed four-foot setbacks from both roads. The applicant argued that the triangular shape of the property complicated compliance, but enhancements such as relocating the gas canopy further from residential areas were made in response to past objections. The proposed convenience store, measuring approximately 2,820 square feet, aims to operate from 5:00 a.m. to 10:00 p.m., although there was a willingness to consider a later opening time of 6:00 a.m. to address community concerns.
