Hernandez described the existing structure, noting that the project had been in development for nearly three years due to the need for agreement with the neighboring duplex owner. The architectural design aimed to maintain harmony with the surrounding properties through consistent gable roofing and exterior façades. Despite the substantial increase in living space, the architect emphasized that the design would not alter the streetscape or conflict with neighborhood aesthetics. The board members questioned the suitability of the proposed setback, with considerations of the neighborhood’s characteristics and the potential impact on community dynamics. They also discussed the floor area ratio (FAR), an important factor in determining the project’s compliance with zoning regulations.
Professional planner John Chadwick provided further testimony regarding the variance request. Chadwick highlighted that the project was consistent with the zoning objectives and represented an evolution of the neighborhood, which had seen similar expansions since its initial development in the early 1980s. The board expressed the need for clarity on the FAR requirements specific to the PRD zone, with a commitment to verifying these details with the absent zoning officer.
In another key agenda item, the board reviewed the application for a rear addition on Bradford Road. Janana Patel sought bulk variances to construct a sunroom and a new two-car garage, maintaining the existing number of bedrooms and bathrooms. Architect Joanne Monto presented the project, clarifying the dimensions and proposed changes to the existing structure. With no public opposition during the comment period, the board unanimously approved the application following a motion by Vice Chairman O’Gorman.
The board also addressed procedural matters for an upcoming hearing concerning Jessica Las Chan’s property on Central Avenue, which was postponed to November 25, 2025, due to the need for re-noticing.
