In a recent meeting of the Escambia Board of Adjustment, members unanimously approved two variance requests for residential property enhancements. The board granted Charles E and Patricia L Rudd permission to construct an accessory structure larger than their primary dwelling to house their expanding hot rod restoration business. Additionally, a request by Daniel and Kay Burke to reduce the side yard setback for their home addition was approved, considering several property constraints.
The first significant topic addressed was the Rudds’ variance request for their property on Stout Road. The Rudds proposed a 6,000 square foot garage to accommodate the growth of their business specializing in restoring old hot rods. The need for a larger space was due to the size and number of vehicles being worked on, as well as the desire to keep the projects out of public view. The board’s discussion centered on the Rudds’ need for additional space without the intention of creating living quarters within the new structure. Development services staff had recommended the approval of the variance, citing the parcel’s substantial 18-acre size, heavily wooded nature, and the fact that the variance would not grant a special privilege to the Rudds. The board’s decision to approve the variance was unanimous, with no public opposition noted during the meeting.
Moving on to the Burkes’ case, the board considered their request to reduce the side yard setback to construct an addition to their single-family dwelling. The staff’s findings underscored the unique challenges posed by the property, including its irregular shape, the proximity of alleyways, and the presence of oak trees, a septic tank, and a power meter box. These factors complicated the expansion of the home, which was of a considerable age. The Burkes provided details about the proposed addition’s size, emphasizing that it aimed to preserve the existing trees and ensure public access to the alleyways. After a examination of the relevant criteria and a discussion about the preservation of local greenery, the board concluded that the variance should be granted, once again reaching a unanimous decision.
Another matter of note involved a discussion about a potential addition to the neighborhood on Southeast Collash Road. Longtime resident Mr. William Norville spoke favorably about the addition. He also raised a concern regarding the alleys in the Navy Point area.
The board also addressed a conditional use request for an accessory structure on Timber Ridge Drive. Vimla Courier, the applicant, expressed her intention to use the proposed structure as a multipurpose space for a garage, shed, and workshop, in addition to vehicle storage. She emphasized that the structure would be powered by solar energy and would not include living spaces. After clarifying questions from the board and staff, the application was unanimously approved.
