- Meeting Overview:
The Fair Haven Zoning Board of Adjustment convened to review several property modification applications, focusing on porch expansions, zoning variances, and compliance with local ordinances.
One of the primary discussions involved a proposed expansion of porches on a non-conforming structure. During the review, one board member clarified that the extension would add an additional 12 feet to the total porch, emphasizing that this change aligns with the existing neighborhood aesthetic. The revised porch design included a hip roof for enhanced visual integration with the house’s structure, and a color rendering was presented to illustrate the improvements. The board appreciated the aesthetic balance achieved by the current proposal, as opposed to the previous design which was considered unbalanced.
Attention was given to the changes in house square footage, which initially approached 3,400 square feet. However, the latest elevation plan showed several revisions that reduced the overall size. The revised plans committed to construction details approved through November 18, 2024. A particular concern arose regarding compliance with window square footage requirements, which were addressed by amending plans to increase window coverage and avoid additional variances. Adjustments to the garage door windows and the addition of a second window in the master suite were proposed to meet compliance standards.
The meeting also covered the application of Mr. and Mrs. Gil for modifications to their property on Oxford Avenue. The board discussed retaining a large tree on the site, which influenced the design adjustments. The proposed modifications included constructing a covered front porch and interior renovations to increase bedrooms from three to four, mostly within the existing house footprint. The porch encroached slightly into the front yard setback, maintaining the established line from a 2001 resolution. The board reviewed concerns about air conditioning units and driveway coverage, both requiring variances, although the proposed structure’s overall height remained well below the maximum limit.
The board also examined another residential modification involving a house built on a crawl space. Modifications to the second floor included adding a third bedroom and raising the front section to address low ceiling issues. The proposed porch design aimed to tie in with the roofline. Variances were necessary for the front yard and driveway, with the current design not accommodating three parking spaces behind the front setback as required.
In discussions about another application, the board addressed the need for a variance due to porch construction affecting driveway and front yard conditions. The applicant affirmed that the driveway’s existing survey from 2021 remains accurate. The borough ordinance requiring sidewalks along the front of properties was debated, with plans to consult the borough engineer about potential contributions toward sidewalk construction. The board deliberated on building and lot coverage metrics, noting that proposed increases remained well below allowable limits.
