The land in question, originally designated as outlot H, sits at the intersection of Embers Avenue and 198th Street West. Initially preserved for a potential roadway corridor, the outlot is now being reassessed due to the buildout of the Parkview Ponds neighborhood and a staff determination that extending the road to Aken Road is unnecessary. The lot meets all zoning requirements, exceeding the minimum size and width needed for development.

Planning Manager Tony Wippler explained that the city plans to sell the property, although a buyer has not yet been identified. The sale would require vacation of a blanket drainage and utility easement currently covering the outlot, with a public hearing scheduled for November 17th to address this.

Concerns were raised about the potential impact of selling the lot on traffic patterns, especially in relation to possible future developments to the south. Some commissioners expressed hesitation, questioning if the sale might hinder future connectivity.

The discussion also touched on the existing 10-ft wide trail that runs through the property. A separate trail easement will need to be executed at the time of the property’s sale to ensure continued public access.
