The proposal to retain the central bank building was driven by impervious coverage regulations, as exceeding 70% would necessitate a variance which the applicant sought to avoid. The board emphasized the importance of balancing compliance with the need for site enhancements, particularly concerning pedestrian access and stormwater management.
Traffic and parking were recurring themes throughout the meeting, as the board reviewed various applications and their implications. The project’s compliance with local ordinances and the necessary variances for impervious coverage and signage were central to the discussions. For instance, a proposal for a property at the intersection of South Main Street and Route 12 sought relief from a 50% impervious coverage requirement.
