Ford addressed concerns about the subdivision’s visibility, noting that it would appear as part of a larger expanse due to surrounding agricultural land.
Board members engaged in a discussion about the implications of the easement and the subdivision’s potential impact on the area’s agricultural character. They sought assurances that no additional houses could be built in the vicinity, which would violate the easement agreement. Flynn clarified that the intent was to provide a home for the developer’s son, though the property could be sold in the future.
The conversation also touched on the potential for future owners to alter the property with fences or other structures, raising concerns about visual impact and maintaining the agricultural landscape’s continuity. One board member argued that fences are common in agricultural zones and should not be seen as detrimental. In contrast, another emphasized the importance of considering the visual presentation of the property.
Public comment was led by Dolores Christmas, a resident near Sudan Farm, who expressed concerns about the subdivision’s impact on her property. After receiving assurances from the board, she was relieved to learn the subdivision would not directly affect her land. The board confirmed compliance with notification requirements for residents within a 200-foot radius.
The board’s approval of the subdivision, including three variances, was based on the development restrictions negotiated to preserve farmland while allowing limited development exceptions.
Following the subdivision discussion, the board addressed the formation of an ordinance subcommittee tasked with reviewing draft ordinances related to the master plan. The proposal for a four-member committee aims to streamline the review process through email or virtual meetings, accommodating members’ schedules. Several board members expressed interest in joining, emphasizing the importance of engaging with community planning efforts.
