Franklin Zoning Board Approves Pool and Shed Variance, Prioritizing Safety and Community Support
- Meeting Overview:
In a recent meeting, the Franklin Zoning Board approved a variance request for the construction of an inground pool and two sheds on Bennett Lane, despite exceeding the allowed impervious coverage.
The application, presented by John Duca of Savo Shock law firm on behalf of property owners Fasel and Rahana Ikbal, sought permission for an inground pool and associated patio space. The requested improvements would increase the property’s impervious coverage from 20.8% to 22.3%, slightly above the 20% limit. The property, an irregularly shaped flag lot, already exceeded permissible coverage due to its long driveway. The owner, Fasel Ikbal, explained that the pool would provide a safe recreational space for his children and enable him to swim laps for health benefits. Ikbal also highlighted the need for two separate sheds: one for storing pool chemicals and equipment and another for toys and furniture, emphasizing safety by keeping potentially hazardous materials separate from children’s items.
The board examined the technical comments on stormwater management from the Technical Review Committee (TRC) report, which were addressed by the applicants’ engineer. Duca assured the board that any unresolved issues would be tackled during the permitting process. A neighbor attending the meeting expressed support for the proposal. The board acknowledged the applicant’s adherence to zoning regulations and community concerns, ultimately granting the variance.
