Franklin Zoning Board Considers Warehouse Project, Street Vacation, and Environmental Impacts

Dolan assured that the warehouse would not function as an Amazon-type facility, typically requiring more intensive truck activity.
Concerns about truck routes and potential congestion at the Davidson Avenue intersection were raised. Dolan confirmed that trucks would likely use Exit 10 from Route 287, avoiding prohibitions further south on Davidson Avenue. The board deliberated on signage and road improvements at the intersection, conditions poised to be part of the project’s approval.
Sustainability featured prominently, with plans for the building to be “solar ready” and equipped for LEED certification. The developers pledged to meet environmental standards, including reducing impervious coverage and incorporating extensive landscaping. The plan proposes 441 new trees, exceeding the replacement requirement, and a berm along Davidson Avenue to enhance visual screening.
The board also scrutinized the project’s compliance with local codes. Engineer Alex Lame outlined the site plan, which exceeds parking space requirements and includes electric vehicle charging stations. The development respects DEP guidelines, with efforts to minimize disturbance in wetlands and transition areas.
Public comments addressed potential impacts on drinking water quality and community infrastructure. The developers assured no adverse effects on water sources and highlighted a reduction in impervious coverage by 1.31 acres, supporting local environmental goals.
Finally, the board voted in favor of granting the necessary variances, contingent upon conditions such as cooperating in the street vacation process. The decision included stipulations for signage to prevent truck congestion at the intersection.
