The applicant agreed to comply with a request for a sidewalk access easement along Gerard Avenue.

The applicant’s representative argued that their plans would not exacerbate existing variances and that the operation of different building areas at separate times would mitigate parking issues. The applicant emphasized the practical need for clear signage to prevent navigational errors and ensure safety, as evidenced by a previous comment that improper GPS directions nearly led individuals to the wrong destination.
