Concerns were raised about future homeowners potentially encroaching on the wetlands, an issue previously observed due to inadequate awareness of property restrictions. The commission debated various strategies to protect the wetlands, including proposals for boundary markers and signage to alert homeowners to the no-disturb zones.
One member noted the historical context of the property, highlighting that the original mobile home, established in 1959, had infrastructure such as sewer and water connections, which could influence the commission’s decision under conservation bylaws. The potential implications of the historical precedent were weighed against current environmental regulations, with discussions focusing on alternative designs to keep the structure entirely out of the no-build zone.
The commission also scrutinized various design options, including proposals with different dimensions and configurations, to mitigate the project’s impact on the wetlands. A suggestion was made to consider an L-shaped design to avoid encroachment. Despite recognizing the efforts made by the applicants, several members remained cautious, emphasizing the need for further exploration of options that adhere to wetland protection guidelines. In addition to the Acadia Road project, the commission addressed an enforcement order related to a sludge landfill.
