Gardner Planning Board Approves Multifamily Development and Zoning Amendment

In another significant agenda item, the board addressed a proposed amendment to the Gardner zoning map. This change involved reclassifying a parcel from Commercial Two to Industrial One, aligning it with adjacent properties in the Summit Industrial Park and incorporating a summit solar overlay. This proposed addition aims to enlarge the existing automotive technology center of Mount Wus Community College in response to program growth. The plan includes maintaining current parking configurations while increasing spaces from 35 to 44, and involves improvements to storm water management and utilities. The session also reviewed a parking variance issue for properties on Stephanie Drive, complicated by the applicant’s absence and jurisdictional uncertainties. It was clarified that the Zoning Board of Appeals, and not the Planning Board, holds the authority to grant this variance. The board emphasized the necessity for effective communication between the applicant and the building commissioner, especially since there had been no building commissioner when the applicant initially approached the ZBA.
