The meeting also addressed a deferred application for a trash enclosure relocation at Elcortio on North Ocean Boulevard. The Environmental Design Group’s Valeria Kintania outlined modifications to reduce the visibility of the trash area, including a six-foot enclosure and enhanced landscaping. The board approved the North Ocean Boulevard overlook permit and a level two architectural site plan for the relocation, noting any major changes must receive board approval.

Another proposal involved a new West Indies-style home on Lot 10 at Bluewater Cove. Luis Rivera from Affinity Architects presented the design, which included privacy-enhancing landscaping with green buttonwood trees and foxtail palms. The board discussed the need for the landscaping to obscure specific windows effectively. Although concerns were raised about the development’s uniformity, architects assured members that design variations would avoid a “cookie cutter” appearance. The board unanimously approved the architectural site plan, with conditions for landscaping modifications.

Mark Marsh presented a proposal for a new residence on a property known for its beauty. The existing house is slated for demolition, with the new design preserving the dual entryways to maintain the property’s aesthetic. The proposed single-story home will cover over 9,000 square feet, smaller than the maximum allowable size. The layout features a great room, informal dining area, and guest suites, with architectural elements inspired by Bermuda style. The landscaping plan, presented by Jason Nunes, includes relocating and removing certain trees, with an emphasis on safety and symmetry. The board approved the architectural site plan, noting it met design standards.
