Hainesport Land Use Board Reviews Warehouse Proposal and Considers Streamlining Variance Process

The applicant’s engineer detailed the site plans, highlighting the division between employee parking on the south side and loading areas on the north. The applicant was amenable to modifying plans to address these concerns.
Moreover, the environmental committee raised issues regarding stormwater management. An existing detention basin was deemed unmaintained, prompting discussions about enhancing stormwater management through bio-swales with native grasses. The applicant countered that altering existing grades to create swales was not feasible but agreed to explore using native grasses for better infiltration. The necessity for a trash enclosure was left to the zoning officer’s discretion for future consideration. Variances related to fire safety and the absence of sidewalks along Mary Way were also deliberated, with the board conceding to the applicant’s request for a waiver from providing an environmental impact statement due to the minimal nature of site improvements.
Beyond the specific development proposal, the board engaged in a broader discussion about the annual report, evaluating the volume of variance applications submitted over the past year. Members contemplated whether procedural revisions could expedite the approval process for minor variances, thus reducing the need for formal hearings.
