Hainesport Town Council Prioritizes Affordable Housing Amid Community Initiatives
- Meeting Overview:
In a recent assembly, the Hainesport Town Council discussed developments in affordable housing, community recognition, and upcoming events.
The council meeting’s focal point was the discussion on affordable housing. Ordinance 2026-4, which aims to create a new zoning district known as the AH3 zone, was introduced to facilitate the development of affordable housing on a distinct piece of property near Martin Highway and the bypass. This site is adjacent to a cemetery, limiting its conventional use, and is proposed for either a group home or permanent supportive housing, potentially accommodating around eight units. This ordinance is a part of Hainesport’s broader housing compliance plan, which requires legislative action by 2025 to meet state-mandated affordable housing obligations.
Accompanying this was Ordinance 2026-5, intended to overhaul Chapter 44 of the township code regarding affordable housing. This extensive 50-page ordinance seeks to clarify standards and requirements for affordable housing. It includes comprehensive guidelines on income categories, affordability controls, and monitoring requirements. The council stressed the importance of eliminating ambiguities in affordable housing discussions and highlighted the urgency of aligning with state regulations.
The meeting also discussed the affordable housing trust fund, which supports development projects financially. The council outlined a spending plan estimating future revenue contributions from developers, potentially increasing the fund to $2.5 million over the next decade. The plan emphasizes the necessity of financial support for projects like the HITCO site, which might require purchasing additional land for development.
Another topic was the council’s efforts to honor community members. Sean Boosez received a proclamation as the Grand Marshal of the Burlington County St. Patrick’s Day Parade, recognizing his dedication to the Irish community and his long-standing volunteer work as a firefighter. His contributions to the township were celebrated, and residents were encouraged to congratulate him on his leadership and service.
Michaela Forvor was awarded the Hainesport Community Impact Award for her extensive volunteer work with the Hainesport Helpers program and her initiative in organizing holiday collections for local nursing homes. The council praised her generosity and encouraged residents to acknowledge her positive influence in the community.
The council also addressed several upcoming community events and initiatives. The Green Team announced plans for an Earth Day event on April 25th, co-hosted with the Environmental Commission, focusing on environmental stewardship through volunteer-driven cleanup projects. The event will also launch the “green challenge,” promoting the planting of native species with free plants for early participants.
The Mayor’s Wellness Campaign reported on its thriving activities, including a veterans meet-and-greet luncheon and a presentation on home and fire safety for seniors. The campaign aims to engage the community in health and wellness initiatives, with a community outreach health fair scheduled for April 18th.
In the public comment period, community members expressed appreciation for the council’s efforts, but also voiced concerns about transparency and representation. One speaker criticized a council member for not adequately informing residents before the last election. This was met with a promise from the council member to address the concerns during the committee comment section.
The meeting concluded with an administrative update on upcoming road resurfacing projects funded by the Department of Transportation, set to begin on March 16th. Roads like Pine Alley and Emerson Lane will undergo improvements, with efforts to minimize disruptions for the school district and residents.
