The commission has taken on new responsibilities for overseeing signage regulations, a function that was previously handled by the planning board. With these changes, the commission aims to enhance the efficiency of the zoning laws and ensure they serve the town’s interests.
To ensure the zoning changes are well-received by the public, the commission recognized the importance of clear communication and education before presenting the updates at the town meeting. The commission also noted the building inspector’s authority to make certain decisions without requiring a variance.
Furthermore, the commission approved two petitions. Eric Blankenberg’s petition for property development, which included the addition of two bedrooms, a full bathroom, and an expanded living room, was approved without debate. Michael Patrizi’s petition to build an 8-foot deck on the back of his house prompted discussion about property line setbacks and neighborhood impact. The commission approved the petition with the provision that it must pass through conservation before construction begins, and it was agreed to treat it as a special permit for the extension of nonconformity rather than seeking a variance.
The commission also approved the bills for Express Newspaper invoice for petition 102 and petition 997. Updates were provided on the Bylaw Review Committee, with an anticipated draft to be presented to the board soon. Additionally, there was a mention of a previous meeting regarding an in-law apartment and an upcoming meeting with the Selectmen.
