Another focal point of the meeting was the subdivision modification for Hildene. Joe Webby of Webby Engineering presented a request to shorten the roadway by approximately 200 feet. The Commission sought clarification on whether a peer review was necessary for the requested modifications and discussed the importance of comprehensive documentation to support any decisions. The need for ongoing communication between departments was emphasized to ensure all aspects of the project were clearly understood, particularly concerning wetland crossings.
Simultaneously, the Commission examined a special permit application from Jeremy Jamulus of Cape Cod CafĂ©. The cafĂ© had installed a window sign exceeding the bylaw’s permitted area, and Jamulus sought to retain it for branding and visibility purposes. Despite the aesthetic appeal noted by Commission members, the lack of a quorum prevented a ruling on the permit. They suggested that Jamulus return for the next meeting after measuring the sign and windows to ensure compliance with the bylaw.
Towards the end of the meeting, the discussion turned to Deal Away, a significant and longstanding issue concerning road conditions linked to a specific property. Participants voiced frustration over delays in resolving the matter, with one individual questioning the motivations behind these setbacks. The dialogue centered on the potential release of a lot and the associated road completion, with considerations for bonding to ensure the road’s development. The necessity of a bond was highlighted as insurance for the road’s completion, with a motion made to keep the discussion active for a future meeting on December 19.
