He questioned whether the development adheres to new stormwater management requirements anticipated for 2026, noting previous land clearing had already caused significant runoff issues on his property. In response, the developers assured that the project’s design, which includes an underground infiltration basin, aimed to manage runoff effectively and enhance groundwater recharge.
Additional concerns were raised during public comments about the driveway’s length and its compliance with fire regulations. A resident pointed out that the driveway exceeded 300 feet, which might require additional mitigation measures to ensure emergency vehicle access. The developers were tasked with addressing these safety considerations, reflecting the ongoing dialogue between the board, developers, and the community.
The board also delved into modifications of the landscape plan, emphasizing the importance of a comprehensive buffer zone to protect neighboring properties. The board discussed changes to the landscape plan that included a mix of trees, such as red cedars and Norway spruce, to create a dense and diverse buffer. The idea of establishing a conservation easement was proposed to protect the landscaping permanently.
The developers highlighted that the design exceeded required standards. Despite assurances, residents expressed skepticism about the effectiveness of these measures, emphasizing the need for ongoing engagement and monitoring.
