The meeting also addressed numerous other property violations. Case C25070313 involved MS6 Avenue LLC, cited for failing to comply with a 40-year recertification requirement. The property was allotted 30 days to achieve compliance, accompanied by an $80 administration fee. Similarly, case C25080151 concerning Iliam Serrano involved unauthorized work on a walkway, with the same compliance period and fee imposed.
In another case, Frank Palasios faced violations related to outdoor storage and obscured building numbers, resulting in a 30-day compliance deadline and an administrative fee.
The council tackled issues of illegal dumping and waste management in case CC2500141 on Southwest 5th Street. Property owner Lucas Allejo argued that the bulk trash resulted from recurring illegal dumping, not actions by the residents. Despite acknowledging the owner’s efforts to address the problem, including hiring junk removal services and planting deterrent trees, the special master imposed a $500 fine. The administration fee was waived, but the special master cautioned that future violations would incur harsher penalties.
Business compliance was another focus, as seen in cases involving Jose Bonia’s property on Southwest 3rd Avenue. Bonia faced multiple violations for operating without a business license and installing structures without permits, each carrying a seven-day compliance requirement and an $80 fee. Bonia expressed frustration over the lack of clarity from city officials when purchasing the property, highlighting challenges in navigating regulatory requirements.
They provided extensions and waived fees to accommodate owners working toward compliance, such as in the case of a non-permitted fence, where the special master granted 15 days for compliance and waived the administration fee due to the owner’s ongoing efforts.
