The conversation also covered potential adjustments to the curb and the implications of an existing utility pole’s location. While some members advocated for curb adjustments to meet dimensional standards, others emphasized maintaining the Belgian block at the curb to preserve the street’s visual coherence.
The discussion also touched on the overall impact of the project on impervious surface coverage. Chavez argued that the removal of the detached garage and associated driveway would reduce impervious surfaces, despite the new addition’s footprint. This claim was supported by plans to remove a non-compliant pool and patio, replacing them with grass to further decrease runoff. These adjustments were considered a trade-off for the proposed improvements to the property’s elevation and overall aesthetic.
Further deliberations considered the classification of basement space within the addition. The presence of a bathroom and closet raised questions about whether this area could be classified as a bedroom, which would necessitate additional egress solutions under construction codes. The consensus was that the basement did not qualify as a bedroom.
The board also examined the proposed structure’s elevation and exterior finishes, with the applicant committing to upgrading siding materials to Hardy or vinyl in a neutral color palette. This decision aligned with the town’s master plan, which emphasizes neighborhood consistency and preservation of residential character.
Public comments were invited, but no attendees spoke, which led to the closure of the public portion of the meeting. In the final deliberations, board members highlighted the need for specific conditions related to parking space compliance. Suggestions included widening the driveway while maintaining porch access, potentially eliminating the need for a parking variance. Additionally, while it was recommended that the applicant consult with public service regarding relocating the utility pole, this was not made a condition of approval.
Despite initial skepticism, the board members, many of whom have backgrounds in building, engineering, and architecture, expressed a willingness to approve the application.
