The rail car storage yard project is intended to provide a centralized location for rail cars, addressing the longstanding issue of cars parked along County Road 50. The commission approved the comprehensive plan amendment to bring 33.31 acres into the municipal urban service area (MUSA) and re-guide the land from rural residential to industrial and airport uses. The rezoning aligns with the intended use, changing the designation from rural agricultural to general industrial and airport industrial districts.

The development of the rail car storage yard is a collaborative effort with Compass Rail, a Texas-based firm, and is expected to enhance operational efficiency while also considering future expansions, such as a maintenance building, which would bring jobs to the area. The site’s proximity to the airport necessitates adherence to federal height restrictions, making rail car storage a suitable use for the land.

In addition to the rail car storage yard, the commission discussed the North Creek Second Edition residential development. The project involves re-platting land for 26 single-family residential lots and 27 detached townhome lots. This development marks the final phase of a long-term project in the Pilot Knob area, with adjustments made to the original 2019 plat to increase the number of units while maintaining the same street layout.
