The second significant item on the agenda was the proposal from Mr. Car Wash for a conditional use permit to establish a new express car wash facility at the southeast corner of 179th Street and Cedar Avenue. The site is in the M2 mixed-use Cedar Corridor District, near the Marketplace at Cedar development. The car wash design includes multiple entry points for different customer types and features a single lane for vehicle exit, along with a vacuum area and four parking stalls. The commission verified that the facility exceeds the required stacking spaces, preventing traffic congestion on the main road. Stormwater management will be handled by the plat’s developer, and an updated landscaping plan ensures adequate screening from neighboring properties.

After confirming compliance with zoning and planning requirements, the commission unanimously supported the car wash proposal, subject to eight stipulations. The matter will proceed to the city council for further consideration on November 3rd.

In addition to these approvals, the commission received an update on the southwest area Alternative Urban Areawide Review (AUAR) by Artemis Development Company. This process evaluates potential development scenarios for a 390-acre area, including a proposal for a school that necessitates a detailed traffic analysis. The scoping document for the AUAR will be published on October 21st, opening a 30-day public comment period.
