Livingston Zoning Board Approves Multiple Residential Variance Applications
- Meeting Overview:
In a recent assembly, the Livingston Town Zoning Board approved several variance applications for residential property modifications throughout the township. The meeting addressed a range of homeowner requests, from constructing new dwellings and additions to reorienting the front of homes. Notably, the board greenlighted property enhancements, including expansions and the construction of a new single-family dwelling. The meeting also concluded with the adjournment of an application for a two-story addition due to time constraints.
The most pressing topic was the application for a new single-family dwelling and the reorientation of the front of the house to face a different street. This proposal required variances for the non-conforming lot size and front and rear yard setbacks due to the repositioning. The application’s attorney argued for the simplicity of the request and the necessity of reorienting the house to make better use of the lot. The architect plans for expanding the dwelling, relocating the front entrance, and modifying the driveway to accommodate a new two-car garage. The proposed layout included a main bedroom suite, two existing bedrooms, and a new fourth bedroom. After careful consideration, the board approved the application, acknowledging the unique challenges of the non-conforming lot and the need for the reorientation.
Another application involved a proposed addition to a property on Old Road, which included a range of new architectural features, such as a covered porch, extended driveway, and a two-car garage. The addition was designed to be set lower than the existing structure, considering the sloping topography. The board examined the impact of the addition on the neighborhood and discussed various concerns, including setback requirements and the visual effect of the new construction. Some public attendees supported the modifications, while others voiced concerns regarding the changed address and the presence of a sidewalk on the property. The board agreed to approve the application with specific conditions, including the exclusion of living space in the attic and the planting of Evergreen trees to provide a visual buffer.
A third homeowner’s application sought approval for an addition that would extend a garage and create a walkout from the garage to the house, including an office space, a full bathroom, and reconfiguration of the interior space. The second floor was proposed to feature a master bedroom and three additional bedrooms. The applicant emphasized that the addition would enhance the house’s curb appeal without detriment to the neighborhood. The board approved this project after a detailed review of the existing and proposed setbacks, the impact on surrounding houses, and the overall compliance with the zoning ordinance.
The meeting also included a first application for a semi-in-ground pool requiring a right-side setback variance. The applicant described the pool as temporary and highlighted that it would be surrounded by natural barriers to ensure privacy. After inquiring about the pool’s design, discharge, and fencing requirements, the board approved the variance.
In contrast to the approvals, the session featured an application by Jason Sharow for a two-story addition, front porch, and deck replacement, which faced scrutiny over the proposed size relative to the lot. The architect, Douglas Miller, presented the plans, including removing a glass conservatory and modifying the deck. The board, concerned with the fit of the addition, scheduled a follow-up meeting for continued deliberation.
