Long Hill Planning Board Advances Shed Regulation Overhaul to Reduce Variance Applications

This is intended to prevent unknowingly exceeding allowable coverage limits and future variance needs.
The board’s discussions also brought to light the importance of stormwater runoff management, particularly given Long Hill’s high water table. The ordinance requires that runoff from sheds must be contained within the property, contributing to environmental sustainability and reducing potential disputes between neighbors.
This differentiation aims to regulate simple storage structures versus more elaborate accessory uses.
Following the shed regulation discussion, the board turned its attention to refining prohibited uses within zoning areas. The current ordinance’s complexity, which prohibits all uses not specifically permitted while listing certain prohibited uses, was highlighted as potentially problematic. It was debated whether maintaining a list of prohibited uses alongside a general prohibition was necessary or if it added unnecessary complexity.
The board considered simplifying language to state that all unlisted uses are prohibited, thus eliminating redundancy and reducing potential confusion. This approach aims to streamline decision-making processes and minimize administrative burdens.
The conversation also touched on the township’s stance on cannabis use. Although Long Hill previously opted out of permitting cannabis operations, the board acknowledged the possibility of revisiting this decision.
