- Meeting Overview:
During the recent Lunenburg Zoning Board meeting, a decision was made to approve a special permit for a dimensional variation. This permit allows the renovation of a historical property on Lemer Road, involving the removal and reconstruction of a garage with additional living space above. The project, spearheaded by applicant Susan Carr, aims to modernize the property while maintaining its historical charm, dating back to approximately 1815.
The board discussed the specifics of the proposed renovation, which involves replacing an old garage that was converted from a shed. The new structure will be built in the same location but with a slight adjustment to the rear setback, changing from 4.7 feet to 4.4 feet. This alteration necessitated the special permit for dimensional variation due to the existing non-conformance with current setback regulations, which require a 30-foot distance from the rear property line.
Representatives for the project emphasized that the renovation would include aesthetically pleasing designs by Seven Basic Architects. They also assured the board that the changes would not increase noise, traffic, or other disturbances to adjacent properties. Notably, the height of the new structure will be slightly reduced compared to the existing one, further minimizing any potential impact.
The proposal received support from Marilyn A. McMillan, the sole abutter and owner of Cherry Hill Farm, who submitted a letter endorsing the project. The board members, after considering the application and hearing no objections from the public, unanimously voted to approve the special permit.
The decision was made with the condition that the applicant complies with all relevant regulations and ordinances. The permit is subject to periodic review to ensure compliance, and any aggrieved parties have the right to appeal within 20 days of the decision being filed with the town clerk.
